Oak Park Application Screening and Selection Process
An application fee of $40.00 per adult is due before the screening process
begins.
- An application is required for each individual tenant unless credit and rental history has been created jointly (i.e. married).
- Applications must be fully completed to be considered. Processing normally is completed in 24 to 72 hours.
- Applications may be delivered in person, by FAX, or E-mail.
- Each applicant will be asked to provide hard copy of their picture identification (i.e. drivers license or passport) with application and when checking into their apartment.
Oak Park is a non-smoking community. No smoking in the apartments or on the premises.
No pets are allowed in the apartments or on the premises.
Tenant Qualifications Required:
- Income: Gross income for the household should be three times the monthly rental amount. Income verification may
include employment verification, proof of self employment with income history, tax records, bank statements or record of irrevocable means of support.
- Rental History: Current and prior landlords will be contacted as references for each tenant. Failure to provide correct phone numbers and
verifiable references may result in rejection.
- Credit History: A consumer credit report will be obtained for each applicant. If we can't verify an applicant's credit, this may be
grounds for denial. The credit report will be obtained from screening@realpage.com.
- Attitude: The demeanor and attitude of applicants during the interview process is considered.
- Occupancy Standards: Maximum 2 persons per bedroom plus one. Utility surcharge (extra rent) of $25.00/month
for each resident over number of bedrooms.
- Parking: Two bedroom apts.: 2 car maximum, one space assigned.
One bedroom apts.: 1 car maximum, one space assigned.
- Incomplete/False application: Any information provided that is incomplete, inaccurate or false may be grounds for denial. Discovery
of false information may be cause for subsequent termination of tenancy.
If denied, the applicant will be given the reason for denial in writing. Objections may be addressed, in writing, to Steve Allen, 2604 NW Garryanna Dr., Corvallis, OR. 97330.
We conduct our business in accord with the Local, State and Federal Fair Housing Laws. It is illegal to discriminate against any person because of race, color, religion, sex,
handicap, familial status, national origin, sexual orientation or source of income.
By completing this form and clicking on the E-mail button you will be submitting a Rental
Application. A copy of your request will be sent to the the E-mail address you enter
below as confirmation of submission. An incomplete application causes a delay in
processing and may result in denial of tenancy. Complete a separate application
if you and co-applicant have separate credit and/or separate rental history.
